$75,000 for second mortgages. For first mortgages and bridge loans, contact us — we evaluate on a deal-by-deal basis depending on location and property type.
Minimum 500 across all products. We take a common-sense underwriting approach — we look at the overall deal, property, and exit strategy, not just the credit score in isolation.
Yes — condominiums and strata units above 500 sq ft are eligible. Maximum LTV is 65% for condos (vs. 75% for SFH/townhouses). Units below 500 sq ft, student housing, and leased land are not eligible.
BNQ is a short-term private lender. A credible, documented exit strategy is one of the most important factors in our underwriting decision.

Asset liquidation, business sale, or income event with supporting documentation.
